Sea views meet smart living: a Mallorcan villa combines nature with ultimate comfort

Pure relaxation between hills and sea

Nestled in the northeast of Mallorca, the villa is surrounded by rolling hills and an untouched stretch of coastline. Far from mass tourism, this is a place where nature sets the rhythm – exactly what the owner had been searching for: a retreat where sea, mountains, and architecture create a natural balance. 

The property was discovered by chance during a holiday, and it was love at first sight. Just two weeks later, the preliminary contract was signed. What followed was a planning phase that was both decisive and thoughtful: robust materials, clean lines, and smart technology designed to make life by the sea even more comfortable.

Thoughtful architecture and smart technology in every corner

The villa sits on a 600 m² plot – separated from the sea only by a narrow sandy path and a few rocks. Thanks to new building regulations, the house could be extended to a depth of eleven metres, creating a spacious layout across three floors plus a rooftop terrace. 

The open-plan ground floor unites living room, dining area, and kitchen. The centrepiece: a nearly twelve-metre-wide, column-free glass facade with panoramic views of the sea. Motorised sliding windows from Solarlux can be operated via touch switch or manually. Lighting, heating, and comfort scenes are controlled via app or touch sensors, all connected through the Gira KNX system – the Smart Home standard that intelligently links all building functions. Exterior blinds ensure shade and coolness, and automatically retract when the wind picks up. 

“Our highlight is the large glass front facing the sea – almost twelve metres without supports. Thanks to Gira control, the blinds can be operated via app or directly on the displays and adjusted individually depending on the sun’s position,” says the owner. 

On the opposite side, another glass front opens to a green patio – a private retreat filled with light and natural charm. Instead of a traditional staircase, a floating steel construction connects the floors, forming a striking contrast to the Mallorcan natural stone. 

Smart planning for maximum quality of life 

The upper floor houses three bedrooms and two bathrooms – every square metre efficiently used. Thanks to the Gira KNX system, functions such as blinds, underfloor heating, ventilation, and air conditioning can be automated and controlled via app. 

“Especially in a holiday home, remote control is a huge advantage,” explains the owner. “In winter, we preheat before arrival, in summer we cool the rooms. The house is always perfectly prepared when we arrive.” 

An external staircase leads to the rooftop terrace with views stretching to Cap de Formentor, a place to pause and breathe. Each area is equipped with zoned Sonos speakers, seamlessly integrated into the automation system.

A basement filled with light 

Thanks to daylight streaming in through the glazed street facade, the basement also becomes a welcoming living space. It houses a glass-walled wine cellar, an additional bedroom with en-suite bathroom, and a utility room. Smart ventilation, controlled by the Gira KNX system, protects the entire house from moisture – even in the off-season or during extended absences.

Design in harmony with nature

The outdoor spaces were designed with the environment in mind. The garden, with its striking proximity to the sea, features resilient plants able to withstand strong northern winds and salty sea spray. Terraces are arranged on multiple levels: the outdoor living and dining area lies at the same height as the living room, while just a few steps down the infinity pool with outdoor shower and integrated Novara kitchen creates a seamless transition to the sea. 

For added security, motion detectors and cameras are integrated into the Gira system. At night, outdoor lighting automatically switches on – gently accompanying the sunset.
